B.C. sets cap on rental increases for 2027

The B.C. government announced Thursday that the annual rent increase cap for 2027 has been set at 2.2 per cent, down slightly from 2.3 per cent in 2026.
Housing and Municipal Affairs Minister Christine Boyle said the cap continues to be tied to inflation.
“Our focus from the start has been on helping people across B.C. find housing that fits their needs and budgets. Thanks to our work to increase housing supply, crack down on illegal short-term rentals and limit foreign investment in the housing market, B.C. has seen a 4.5 per cent decrease in overall average rents,” Boyle said in a statement.
In 2019, the province announced that allowable rent increases would be tied to inflation, ending the previous practice of permitting annual increases of inflation plus an additional two per cent.
According to the province, if that change had not been made, the allowable rent increase would have been 5.4 per cent in 2023 and 5.6 per cent in 2024.
The new rent increase limit takes effect on Jan. 1, 2027.
The province said the increase was announced now to allow landlords to provide tenants with the required three months’ notice before any rent increase takes effect in the new year.
The province also reminded landlords and tenants that rent can only be increased once every 12 months and must not exceed the allowable annual rent increase limit.
